I landscaped a garden back in January with two large foxy ladies, Kentia's, Carpies, Rednecks, Cycads, and two Chambeyronia's. The house is now on the market and a professional shot of the front garden has been put on the web. The place is yours for a mind numbing 9.4 million Australian dollars. I thought it was worth one or two million, but no, it's 9.4 million dollars!!!!!!!!! If I knew it was going for that much I would have chickened out on the job.

Ummmm. I don't really know how the other half live to comment on how many bathrooms. That house is not a normal house for Perth. I live in a 3 bedroom one bathroom house. I suppose I'm living in abject poverty when you look at that house. Many big houses have at least two bathrooms in Perth. It's more to clean in the end.

Couldn't see all the pictures on the site but what I did see looks really good. I use google chrome as a browser which is still kinda new to allot of softwares like java script. Flash software works much faster for that kind of presentation.

Cool.. Tyrone... I really like the water feature at the front. We are actually going to do something very similar from our veranda to the other side of the pond. It is still in the 'to do' list, just waiting for money & time to do it...

Very nice job Tyrone! I couldn't understand what was so special with that property to command such an incredible price until I saw the view from inside. I guess if someone comes to you for landscaping of their $6mil home, you can say you are more then qualified and have done others worth far more! Who knows, maybe your landscaping pushed it over the top.

Ari, I'd love to come up to Darwin. :)

Peachy, I hated those rocks. Combined with sand, the limestone that leaches out of them forms new limestone. It was painful digging anything in that garden. If you could pick through the limestone layers you then had sand which tried to fill the hole back up as quickly as you dug. You have to dig a hole twice as wide as it is deep. I used a lot of manures and soil improvers to help counteract the limey soil which would have had a pH around 9 I reckon. Now granite and basalt are great rocks, just a bit heavy to move.

I think the freight cost to the east for limestone rocks would make them even more expensive. :)

Kathryn, the house was built in 92 I think. The guy who bought it, buys properties to renovate, then sells them. The inside was amazing. The front yard let it down, so that's where I came in.

Just a few houses down from this place was a truly amazing palm garden for Perth. It was surrounded by thick fruiting Wodyetia's, huge healthy Roystonea's in flower which towered over the house, a large bottle palm, large fruiting Carpentaria's, and my eyes nearly popped out of my head to see a robust trunking fruiting Adonida merrillii, just like in the tropics. It must have the best microclimate in Perth. I'd love to try a coconut there. It'd fruit I reckon.

The house looks cleverly designed, more sophisticated than you'd see in most of the US.

At first glance, the house seemed to be on a tiny site to be so lavish, but then the views of the city center made sense of the location. I live in a beach town with lots of wealthy retirees, many from New York, where living costs and taxes are prohibitive, unless you're working and have to live there. So we have wildly expensive beach houses (you can buy quite a nice one for a mere $2 million or so). Landscaping runs the same gamut. Your work is possibly about as elegant as anything being done in Florida.

I was impressed by the water rate of some $1300/year!

4 km inland from Indian River; 27º N (equivalent to Brisbane)

Dave, thankyou for the compliments. I know that they got the last two Foxy Ladies in the state. None left now. The $1300/yr is just water rates, ie the charge to have a pipe to your house. Water usage is extra.

As far as whether it is worth 9.4 million AUD, I'm not a real estate agent. The property in California looks fantastic. I think the market determines what something is worth. There is a difference between the economies of So Cal and West Oz. West Oz didn't go into a recession with the GFC. In fact we're going back into another mining boom, and prices are leaping up rapidly again. West Oz real estate prices 10 yrs ago were some of the cheapest in the country. Now they are some of the most expensive, almost identical to Sydney. If someone wants a property with city views within 1km of the CBD and has the money, they'll probably buy this property. They can watch Australia Day fireworks from their kitchen table, while everyone else has to get there patch of grass at 10am, sit out all day in the 38C sun, and deal with the drunken yahoos who want to pick fights with inanimate objects, and then drive home thru the traffic grid lock until 1am. A 9.4 million dollar property does have some perks I suppose. Myself I'm happy with my $450000 rainforest garden retreat with 1950's bungalow style house. :) I wouldn't move for anything, unless it was to Far North Queensland. :)

Tyrone, I have met plenty of Western Australians going all over the country side with Scott's jobs... and one thing for sure... that Western Australians always end up going back to Western Australia. Besides, WA did go through a lot with GFC, maybe not in your area of work.... but in ours, a lot of engineers have been laid off in huge numbers because of the slow down in the mining sectors. The mines cut down on the any capital works, hence consulting companies got the squeeze. Thank goodness, Darwin is a bit sheltered.

Excellent work! Keep at it! Was this the place where you had an issue with palm placement near the pool and limited space?

I also share your hatred for Limestone. In fact here when you dig about 4-8 inches you're almost guaranteed to hit the stuff! I also noticed that the sand tends to build up in the soil when you start chipping away at the rock. Not fun... :rage:

Like you Tyrone, my humble $43K 1950's timber and tin horror with its jungle garden, is my refuge from the outside world.Hard to believe now that it is worth over $300 in just under 12 years. Real estate in the big cities is unachievable for many now. My old house in melbourne was auctioned off for nearly 3 million dollars a couple of years ago. I got a LOT less for it than that when I sold. On the other hand I also got a LOT more for it than when I originally bought it. I wont ever have the money to do what I want to do outside as far as landscaping etc goes. The inside was done up 2 years ago, cost me nearly how much I originally paid for the entire house. Until I had that done however, even though I loved my garden, I hated the house, the suburb and the state. Now I would only leave here if I inherited or won a nice place in one of the southern capital cities. (excluding Hobart) The house next door to me was sold a few weeks ago and the agent handling the sale said it was my garden that clinched the deal. The woman who bought it thought that living next door to a forest and flowers was a much nicer alternative to looking at bare yards over the fence. Stingy old bag (the agent) never offered me a cut of the takings tho.!!

Nice work tyrone, good rockery. I understand it can be frustrating to see how the market gives a price to your work. The housing market is particularly voluble in this case. Too often, expensive projects are not well paid to designers, while those who do them earn curriculum and prestige.
