Beautiful! Are you moving to somewhere else on Maui? And not gonna lie, the road to Hana makes me pee my pants a little. I suppose it's a character builder.

In case it was missed she did say "make me an offer" although that does not seem to be in line with the rules. Also if she lives there, there is probably no internet access and she has to go elsewhere to reply.  I did a real estate search for similar properties and they were around $500,000 or much more.  For anyone planning a dream life there I would say do a lot of research.  Are you ok with driving the Road to Hana?  There are 59 bridges, some narrow one lanes,  and 620 curves, many hairpin. You probably do not need to drive the whole road to get to this property but after a few drives are you ok with driving it every time you need to go to town (which could be a very long drive)? Having said that, it is probably one of the most beautiful drives you will ever make and certainly it is a desirable part of Hawaii. Think about things like nearby stores (probably very very few), rescue response services and time to respond, are land slides a real danger, how usable is the land, are there bugs or parasites that can make you sick, are your neighbors friendly and would they watch out for your property, is there a sewage disposal system, how easy is it to re-sell the property, if you plan to just visit there at times can you safely leave the property un-attended, have you figured in the price of a car you will need to leave there  to have transport when you visit, how sunny is it really (how often does fog set in)? These are just a few of the things you should think of.  Yes Hawaii is as close to heaven on earth as you can find and I would love to have a property there but I often say "the reality is usually not nearly as nice as the dream."

I've been to Hana once.  Did the road to Hana twice, but made it only half way the first time. There is a post office, and some tiny general stores.  It's extremely isolated.  Essentially it's a great place if you want seclusion.  Being Hawaii, there are no significant problems with parasites, or dangerous insects.  There is a puddle jumper plane that can take you to OGG airport.  It's a 20 minute flight, more or less.  I checked the price and its $100 round trip.  (Maybe they have discounts for locals?) Probably safer than the drive!  If you have a tendency to get carsick, driving is not a great option.  (Our son got sick on the route, which is why we only made it half way the first time.  Second time we went by ourselves.)

In short, in my opinion, it takes a special kind of person to live in Hana.  If you like it rural, but want to be near services, I think that you are better living on the east side of Hawaii island.  Hilo has just about everything you need, and it's a short drive to the Puna district, which is rural and very quiet.  (Except when the lava flows, but that's part of life there.)  Strangely enough, VOG is not that common on the Hilo side.  I've been to Hilo six times.  Also, Hawaii Island is not as expensive as Maui.

How many parties are involved in the TIC?

I am selling my interest in 2 ADJOINING parcels as a package. 
 

Parcel 10 is 103 acres with about 16? owners. This parcel touches the Hana highway and 3 owners have built houses there, beside the highway. I only know about 4 of the owners. None of the other owners show any interest in using their interest and I’ve never met them. I own a 1/2 acre interest in this parcel. One must drive thru parcel 10 to get to parcel 7. 
 

I live on parcel 7. It is 120 acres with several owners. No one has/or will build on this parcel except me. I own a 6 2/3rds acre interest in parcel 7. 
 

I can give you the county tax office information if you are still interested. Then maybe you could google that department and pull up more information on these 2 parcels.

Bo and I were fortunate to visit Sunya's place back in August of 2015. It is a truly gorgeous property. She gave us a tour of the garden, including the stream and waterfall, which took roughly 2 hours. 

For anyone seriously interested and curious about driving the road to Hana, the property is shortly after the 18 mile marker; Hana is at the 33 mile marker, to give you perspective. The drive from OGG airport takes about an hour and 15 minutes.

To clear up anything that might be misleading, this property is NOT in Hana. It’s another 50-55 minute drive to get to Hana from where I live. (One can not go fast on curvy roads.)

It may come as a surprise, but I never go to Hana. I go to Kahului instead. In Kahului one can find all the stores and services one would need. And everything is less expensive there than in Hana. I load up my truck with an ice chest, empty propane cylinders, recycles etc., and head in. I always stop in Paia first to get my mail at the PO there. Then, never to be missed, I love going to Mana Foods. It is a health food store in Paia, very popular. 
Once I get home again, I am happy to stay put for 7-10 day stretches. It suits my character. I like the quiet here and there is alway much to do.

I’ve given it a lot of consideration and have decided to reduce the asking price to $250K.

That place looks very nice.  You might get more interest if you show where it is on a map with the property boundaries and the access road.

Ok, for those of you that have seriously considered this lifestyle and a move to Hawaii this is a deal for real. Not sure about the "Tenants in common ownership" thing because I do not know what that is, in Hawaii. Check it out. However I'm pretty sure the price is right. On Oahu the new price would get you a nice tent on a tiny lot with no parking. Just kidding but not too far off.

Could you explain the “tenants in common” ownership? How did this originally come to be and is this common for Hawaii? Is that eligible for financing or is it cash only?

If you understand condominiums, it's a parallel concept. You own your piece of land, but the whole parcel is considered a single unit owned by all. I believe it once was common in Hawaii, but has fallen out of favor, with more buyers looking for "fee simple," or separate ownership. I asked Sunya about changing it to fee simple (one owner) and she said it can be done, but it can take a few years and some significant legal expense to accomplish ($ figure unknown to me). But for someone who has the patience and resources and who is planning to keep the land a long time, it would be well worth the effort.

From what I understand about condominiums and planned unit developments in CA, beware that you may also have risk of liability that extends over the whole parcel of land even if you occupy only a part of it.  That may not be a big deal or it could be a problem depending on the other owner(s).  You might want to look into that while doing your due diligence if you pursue this.

Tenants in Common is 1 of 4 methods of private land ownership in Hawaii. It is fee simple. 
With T/C, there are 2 or more owners. The owners can have unequal shares. Each owner has an undivided interest. Upon death, that owner’s interest passes to his heirs or whomever is mentioned in his will. 
A T/C owner can mortgage his interest but it does not bind the other owners. Also an owner may sell his interest as he sees fit. The new owner simply becomes a new T/C with the other owners. 
 

Long ago, Hawaii was a Kingdom. The king deeded land to his people. These 2 parcels I am involved with were set up about 120 years ago. The king deeded the land to the original owners. T/C land is still common in rural, undeveloped areas of Hawaii. 
 

And yes, you can go to court to take your interest out of the large parcel and make it your own parcel. It takes a survey of the land you want. I have this. It takes a title search. I have much of this. It takes money for a lawyer to represent you in court. And it takes ?3-5 years in court as you must notify all owners of what you are doing, etc. If you’re in for the long run, this would be a good undertaking. 
 

I am sorry it has taken so long to get back to you. I have trouble with internet signal out here. That too can be changed with Harmmer Communications setting up a dish and antenna.
