I have two large Queen Palms in my front yard that are probably 30' tall. One of them has this rot around the bark about 4' from the ground. It seems to be spreading around the circumference of the tree but not so much up and down. The rest of the tree looks fine other than this one spot. The bark that hasn't come off is soft around the wound but hard everywhere else. What is this and can it be fixed? And is it dangerous to keep the tree? I've been watching it over the last few years and it's just slowly been spreading.

Are there any sprinklers hitting that area of the trunk? If there is, the best thing I would do is to redirect the sprinklers or change to a drip system instead.

That was the first thing I checked. No sprinklers hitting the tree.
