HELP! My palm is sick :(

Hi everyone, 

My beautiful indoor palm doesn't look so good.

We had it for about 3 years, until we noticed a discoloring of the leaves, along with tiny black sand-like stuff on the underside of them.

I can't spot insects, and I tried getting rid of the black-sand by wiping the leaves with a damp cloth, but they returned quickly.   

Hopefully you'll be able to spot the problem from the pictures attached. 

Any help would be very much appreciated!

Could you post more photos of the whole palm? What species is it? What is it planted in? Is the potting mix wet/soggy, i.e., do you overwater it? Do you fertilize your palm? Does the pot have drainage holes? If not, move palm to a pot that does and use a coarse, light planting mix for ample drainage. Never let the pot sit in leftover water.

The more I study your photo above the more I wonder whether your palm is suffering from spider mites. An infestation of those will kill a palm very quickly as I found out to my horror years ago. Be aware that insecticides will not eliminate spider mites (even if they say they do).
